The CoreLogic Claims Construction Database offers estimators a variety of options for painting various surfaces and materials. One main consideration for estimators to account for is Ceilings vs Walls within a building. Within CoreLogic Estimate™, painting a ceiling and painting a wall are separate Actions, as different labor efficiencies are assigned to ceilings and walls, respectively. Other considerations that are common when considering painting within CoreLogic Estimate include:
• Both wall and ceiling painting include the use of reusable drop cloths and removal/reset of outlet/switch plates
• Wall and ceiling painting does not include any allowance for content manipulation nor removal and reset of wall and/or ceiling fixtures. The amount and complexity of these actions generally varies from room to room and should be determined by the estimator. With other estimation methods that may include some allowance for these items, there is a chance that these actions are either under-accounted or over-accounted within the labor productivity.
• Height allowances are available for painting ceilings and walls over 10’, respectively.
• Wall deductions for not painting under existing trim (baseboards and door/window trim) can be achieved using “Wall Properties” within the CoreLogic Estimate Diagram, so estimates can accurately reflect the SF of the actual wall surface being painted. This setting can be adjusted to zero to account for new construction where the entire wall is painted prior to trim being applied.
Combining Line-Items
It is important to note that since the CoreLogic Claims Construction Database breaks out each construction component into the least complex grouping, multiple line items are sometimes required to be added to an estimate when comparing a CoreLogic estimate against other estimation methods or systems. To assist users in combining multiple line items, CoreLogic Estimate has several features, such as Item Batches and Assemblies, that allow users to bundle commonly used combinations within an estimate.
